Do You Need Planning Permission for a Pergola in Scotland?

If you’re thinking about adding a pergola or outdoor structure to your garden, one of the first questions is usually:

Do I need planning permission?

The good news is in many cases, you don’t. But there are some important rules to be aware of, especially in Scotland.


When You DON’T Need Planning Permission

In Scotland, most pergolas fall under what’s called permitted development, meaning you can install them without applying for planning permission as long as certain conditions are met.

Typically, you won’t need permission if:

• The structure is not higher than 2.5 metres if within 2 metres of a boundary
• It doesn’t take up more than 50% of your garden space
• It’s located at the rear or side of your property
• Your property is not listed or in a conservation area

Most standard pergola installations fall within these guidelines.


When You MAY Need Planning Permission

There are some situations where permission is required:

• You live in a listed building
• Your home is in a conservation area
• The structure is larger or taller than permitted limits
• It’s being installed at the front of your property

In these cases, it’s always best to check with your local council.


What About Commercial Installations?

If you’re installing a pergola for:

• A bar or restaurant
• A brewery or taproom
• A hotel or venue

Planning permission is almost always required.
